CRM Residential is exclusively a third-party property management company. Since we do not have the distraction of managing properties for our own account, our focus is on you and your properties.  Our company has the capability to manage any residential apartment, home, condominium, or large-scale community.

CRM Residential’s department leaders, led by our President and CEO, Harlan B. Krichman, have more than 300 years combined experience in property management. Our technology-driven approach and highly specialized personnel are well positioned to take on any challenge. Departments

Our most essential management component is led by two Executive Vice Presidents and several Regional Managers to make sure that every property has seasoned team members overlooking and supporting our valuable on-site teams. From Community Managers to Maintenance Technicians, we have team members available to make sure your property gets the attention necessary.

The CRM Residential service includes some of the most highly specialized associates for affordable housing programs. Led by our Vice President of Compliance our Compliance department team members have the knowledge and capacity to ensure that your property stays in compliance under our management.

Led by our Vice President of Marketing and Business Development, we can research, analyze, and take measures to establish a great reputation and generate sufficient leads to keep occupancy high and turnover low.

Property Management is about people, and CRM Residential’s people depend on our Director of Human Resources and Director of Property Operations who are highly experienced in recruiting, onboarding, training, and employee relations. We utilize technology to make all HR and team member related tasks easy, from applying to be a team member through health benefits, 401K elections, requesting time off and everything in between.

The use of technology is critical to our ability to perform all the accounting requirements of both the properties and the owners.  We utilize RealPage, one of the industry’s largest providers, as our partner for our property management and accounting platform. Our Chief Financial Officer, and his team are dedicated to providing accurate and timely reporting so that you, the owner, and CRM, the operator, can make well informed decisions.

Our Risk Management department works diligently to prevent and mitigate risks associated owning and operating real estate.  We efficiently manage the inevitable incident reports and insurance claims that may occur and provide training to educate our team members on are a part of owning and operating real estate. 

We offer participation in our pooled insurance program with our other managed properties which can offer considerably reduced rates and enhanced coverage limits. If chosen, we handle broker relationships, the application process, invoicing, and in conjunction with our corporate insurance consultants, provide smart business recommendations with respect to cost and coverage options.

Affordable Housing

As one of the top 50 largest non-owner operated Management Companies in the US for affordable apartments, CRM Residential lives and breathes the regulatory and relationship complexities of today’s affordable communities. To provide this category of the industry with the diligence and care it requires, we employ highly experienced operations team members and an experienced in-house Compliance department who are highly specialized in Low Income Housing Tax Credit, Section 8, Section 236, HOME, Section 811, Rural Development and all other affordable housing programs

Single Family Apartments + Homes

Within the Atlantic County region, CRM Residential welcomes management service needs for non-multi-family apartments and homes. We provide the same level of service as our larger managed communities and utilize technology to provide a level of service generally not associated with single family homes and apartments.
